Whether it is a house, a condo, a multi-unit dwelling or even a commercial building.
2 categories of advice, for:
- Sellers – 8 tips;
- Buyers – 9 tips.
One important thing to remember is transparency to others and to yourself (I'll get back to that later). You would even have to go beyond transparency, honesty in giving information and good faith. It is not enough to have good intentions when you want to sell a property. So, it is not only a question of being honest and transparent by giving ALL the information available on the building, BUT in addition to doing 4 useful things:
- 1st: Doing a pre-purchase inspection ... to ... look for and find if possible there is any hidden information, invisible to the eye of a layman, which may contain potential problems;
- 2nd: Checking the deed of sale or purchase; and
- 3rd: Drafting and keeping up to date the BUILDING LOGBOOK (BY AN IMPARTIAL EXPERT, witness) from the start of the acquisition of the building onward, ... which provides the periodic report on the evolution of the building.
- 4th: to be accompanied and to have an Impartial Expert in construction at hand during all stages of the process.

8 tips or advice (for the seller) before selling

1) Is it worth selling? As much on the financial side, as for the fun of it on the human side. When I spoke of transparency towards oneself I meant that you should know how to introspect yourself with rigour. It is important to ask yourself the necessary questions WITH an impartial expert at your disposal …… who is not someone who makes you sell. Here are some examples of questions to ask yourself, especially if it involves a major lifestyle change:
2) Cleaning - Home Staging or Minor Renovation ... In general, it is better to stick to a good cleaning, a Home Staging decoration (in French ... Upgrading of spaces) or a small renovation.
3) Setting the selling price ... In addition to doing your own search of comparable sales.
4) Choosing your sales strategy ... either by taking care of the sale yourself, or with a real-estate broker;
5) Checking the deed of sale with a lawyer or a notary. Especially if you decide to sell your house yourself and if it has structural irregularities;
6) Selling BEFORE buying a new property. Unless you can afford to maintain multiple buildings simultaneously, you probably wouldn't want to end up with two mortgages to pay and forced to sell for less profit.

Now ..... On the buyer's side - 9 tips before buying

1) Is it worth buying the property? As much on the financial side, as for the fun of it on the human side. I will not repeat it again. The same advice applies on the buyer's side as on the seller's side.

2) Sell your property BEFORE buying a new one. Unless you can afford to maintain multiple buildings simultaneously.

4) Inspecting the edifice properly and thoroughly:
a. First ask for the inspection of the building to be done by a GENERAL inspector.
b. Then, if the Inspector General detects structural anomalies which are outside his field of competence and if he recommends the advice of an engineer, then you should contact an engineer;

5) Verifying the price for reparations: with the QUOTE of an impartial expert at hand

6) Verifying compliance with the municipality : if your intention is to carry out major work on the building you wish to buy, such as: digging a basement, adding a floor or a mezzanine, or even demolish it entirely to build a new edifice.
7) Verifying the deed of sale or purchase with a lawyer, a notary and other impartial technical professional ... on ALL aspects (technical, legal and others ...). Do not trust the ready-made contract, offered by the seller, a real-estate broker, which you find on the Internet ... or any other person.
8) Ask the seller for the BUILDING NOTE or LOGBOOK ... with all the information relating to the building's history.
